The Public office where all real estate deeds (known as public instruments) are officially recorded and can be reviewed by the public.
Here’s how it works:
Every property deed must be formalized and signed before a Notary Public.
The deed clearly identifies the property and lists all parties involved in the transaction: the seller, buyer, Notary, and the trustee bank (if a bank trust / fideicomiso is used).
Once the deed is signed by all required parties, the purchase price is paid and the transaction is legally considered closed.
After closing, the deed is registered in the Public Registry, which provides legal certainty and public record of ownership.
In simple terms, the Public Registry is what officially confirms who owns a property in Mexico and protects buyers by making ownership transparent and verifiable.
